Display Energy Certificates (DEC)
DECs are designed to promote the improvement of the energy performance of buildings.
They are based upon actual energy usage of a building and increase transparency about the energy efficiency of public buildings.
The certificate looks similar to the energy labels provided on new cars and electrical appliances such as fridges and freezers, it uses a similar scale for energy efficiency, i.e. from A to G with A being the most efficient and G the least.

The advisory report is designed to help building owners occupiers to improve the energy efficiency of their buildings so that future DECs show a better rating.
ARs do not need to be displayed, but must be available.
Commercial Energy Performance Certificates (CEPC)
In response to the European Energy Performance of Buildings Directive (EPBD); as of 4th January, 2009 all commercial property for sale or let now require a commercial EPC
- The commercial EPC will tell you how energy efficient the commercial property is on a scale of A-G
- It is now mandatory that a commercial EPC is in place prior to marketing a commercial property
- Newly constructed commercial buildings are also required to have an EPC
- The commercial EPC is combined with a recommendation report on how the property's energy efficiency can be improved, in addition to a potential rating if the recommendation work is carried out
- Commercial EPC's are valid for a 10 year period

Does it matter what the EPC says?
In a word yes! The Energy Bill currently before Parliament contains a provision to make is impossible to sell or rent out any building which is rated 'F' or 'G'.
This is due to pass into law in 2015, forcing owners of such buildings to improve them.
